Summer home prices go cold in Scottsdale Arizona
The summer months can be the best time to buy real estate in North Scottsdale, Cave Creek, Carefree, Rio Verde Foothills, and in Unincorporated Maricopa County, Arizona.

Why? Pretty simple, it does get hot out here. The single family home, condominium, golf course home, lot and acreage sales market typically runs from October through April of each year. What this means is a lack of competition for those of you desiring to purchase a home, condominium, golf course home, golf course condominium, lot or acreage in North Scottsdale Arizona. By the summer months the previous years inventory of homes has been exhausted and those remaining for sale are begging for a buyer. Now that is not to say that the "junk" is left, although there will be some. What it does say is that homes that may have been overpriced are available with dramatically fewer buyers. In some cases you will be able to find a "gem" in the rubble, or if you have the inclination and skill to undertake a project, purchase a home that needs some remodeling to bring it current at below market prices. This also equates to homes that are REO, lender owned, foreclosures, or short sales. These seller's are typically the most savvy of real estate market conditions and rather than wait 6 months for a closing, may elect to discount their sales price to below market.
It can become hot, but out here we just work a little earlier in the morning, or a little later in the afternoon to escape the heat.
